Dave Dion and The Valley Solutions Team have developed the systems and either purchased or created the tools to ensure your real estate experience is enjoyable and hassle free. It is our opinion that there is absolutely no way any single agent can handle all of the tasks associated with being a successful real estate agent providing top notch service. Because of this, we have created That Valley Solutions Team. There are many roles on the team and here you will find a brief explanation of each position and how we are all here to help you.
The Valley Solutions Team is comprised of professional and experienced individuals who are committed to earning your trust and fulfilling your needs. These skilled people specialize in separate job functions that perform over 400 tasks during a real estate transaction. These specialties include Buyers Agents, Listing Agents, Transaction Managers, Marketing Managers, Client Services Coordinators, Listing Coordinators, and Field Service Agents. Outlined below are the general duties of each person.
The Buyers Agents specialize in helping people purchase their dream home or investment property. They are also highly skilled professionals with knowledge of the area. Buyer’s agents perform countless hours of research and home searching to find the perfect home match for their clients. Buyer’s agents keep in close communication with their clients building a relationship of trust and mutual understanding. They also write the purchase contract and advise the buyer through the negotiation process. It is also very common that buyer’s agents remain a client’s trusted adviser for life. The Valley Solutions Team is committed to having buyers agents who are experts in the area of the valley they will be showing homes. Because of this, we have numerous buyers agents throughout the valley who live in and specialize in the areas they represent.
The Listing Agents specializes in listing homes for sale. These seasoned professionals have many years of real estate experience, is highly skilled and possesses a thorough knowledge of the community. The listing agents negotiates contracts, prepares a detailed computer market analysis for each client, including comparable home values to ensure you get the most money from your home sale. Many inexperienced real estate agents make the mistake of under-valuing a home from the comparable sales, thus under-pricing the home. The listing agents also keeps the communication channel open with the client from the time a contract is signed until the close of escrow. It is very common that the relationship you build with your listing agent is one that lasts a lifetime. The listing agent is constantly prospecting for new listings and new talent to join our team. If you know someone we should meet, please call us.
Once a real estate transaction is initiated and contracts are signed, the mountain of paperwork begins. The Transaction Manager makes countless phone calls during the course of a transaction coordinating inspections, paperwork, appraisers, walkthroughs, etc., in addition to answering question for the buyer and agents involved on both sides. This is the “hub” of a transaction. Anything you want to know will be known by this department. This person is also highly skilled, usually with a background in real estate, title process, or mortgage practices. Unlike single real estate agents, the transaction coordinator is always available to assist you with any questions you may have. On The Valley Solutions Team, our transaction coordinator is a licensed real estate professional with many years experience.
The Marketing Manager has two roles on The Valley Solutions Team. The first role is come up with ideas and implement the processes to expose our seller listings to the largest number of potential buyers. The second role is to position The Valley Solutions Team to be the real estate team of choice for anyone thinking about buying or selling a home in the Phoenix Metropolitan area. When you get an understanding of just how vast our exposure is compared to other agents, you will understand the true value of this person to you and The Valley Solutions Team.
The Client Services Coordinator might also be referred to as the Relocation Director or Relocation Manager. This person is usually the initial point of contact a client has with The Valley Solutions Team. They field incoming calls and emails and work with each and every person to get them any information they might need to consider a move into, out of, or within the valley. At some point in the process, the client is referred to a buyer or listing agent on the team. The client services coordinator will try to make the best fit with the agent based on the clients needs.
The Listing Coordinator is the listing agent’s right hand person. Once your home is listed, the listing coordinator will process the listing contract for the office broker, input your property into the Multiple Listing Service, market your home on several websites and magazines, arrange for open house showings, and keep the seller and listing agent apprised of buyer agent home showings and feedback. The listing coordinator has approximately 6 hours worth of tasks that must take place immediately upon listing a property for sale.
There are many roles on The Valley Solutions Team not found very often in the business of real estate. Another member of the team is know as the Field Service Agent. Ask other agents what a Field Service Agent is and they will say something like, "huh?", or "somebody in the FBI?" On our team this person is a licensed REALTOR who has many unique tasks. They start by installing our custom Valley Solutions Team sign and sign riders, deliver flyers to the home and ensure the flyer tube stays full and the property is well stocked with information. This agent also visits the homes surrounding each property and delivers flyers to these homes so the neighbors can assist us in getting your home sold by having them help us to find their new neighbor. They also visit each home a minimum of once a week to perform a Property Inspection to be sure all is well with our listings, sweep the front steps to help maintain a great first impression and sprays any weeds to keep the landscape looking good. They will complete a Property Visit Report that we will share with you on a regular basis. We do not just list homes and walk away.
With this “team” effort working for you every step of the way, the sale or purchase of your next home will be handled professionally and with a level of customer care like you’ve never experienced from any other single real estate agent.
We want to do such a good job for you that you’ll trust us again and again!
If you have friends, family, or co-workers who need service, call us with their name and phone number and we’ll follow-up.
